*Set up for the bathroom

3) People will often ask you how much the property is before they even look at it. Always ask them to step in, offer refreshments, and ask about their budget before you answer their questions or you may lose a potential customer. This type of situation is why it pays to be prepared.

Before you begin your open house, you should search for nearby properties that are also for sale within about a quarter of a mile. Organize them according to price in a notebook or binder so that you can study them before your own event. By doing this, when a potential home buyer attending your open house expresses interest but believes that the price of the home you are showing is out of their budget, you will be prepared to offer to show them other homes in the same area that are much closer to the price range they are looking for once the current open house is over.

4) Once everyone has checked out the house and are ready to leave, always thank them for attending and make sure they all have your business card. If it appears they are not working with an agent and may be interested in doing so, always speak to them about representation.
